Nessie the Flip House: Reveal Part 3!!

So far today I've shown you the transformation of the outside, bedrooms, bowling alley, and bathrooms, but now I get to show you my favorite part of all and the spot that will sell this whole house:  the open concept living area and kitchen!!

The space before was closed off and pretty dark.

Not so dark anymore!  With one wall missing and new recessed lights throughout this house doesn't feel sleepy any longer.

From the front door you can see all the way into the kitchen.  Just as I was hoping, that backsplash tile is a show stopper!

You may have seen on instagram about my happiness in finding JUST the right table for my new dining bench.  With the PERFECT dimensions, and a side that drops down to consolidate even more space, I had thought I missed out because someone beat me to it.  Luckily their inability to pick it up in a timely manor lead to me getting a message right after the movers dropped off the rest of the staging furniture.  It was meant to be!

Seriously, though, a table like this was exactly what I had in mind when I was planning the bench.  I'm not sure anyone saw my vision on that one while we were working on the house- everyone seemed surprised that I wasn't doing a breakfast bar at the counter, but I had bigger plans.

THIS kitchen is the reason that I don't do cookie cutter kitchens in my flips.  You need to give buyers something to fall in love with!  In this house, it wasn't going to be the square footage, or spacious bedrooms.... it is the kitchen.  And it wasn't before:

I really hope it is now!  I'm in love with this kitchen... but I say that about every new kitchen that I design.  Either the newest is always the favorite because it's the freshest in my memory, or I keep trying to outdo the last... probably a combination of the 2!

It was an awkward space to start with, but by shuffling the stove and sink, I was able to open up the floorplan a bit.  The only thing I usually try not to do that I had to do was put the sink in front of a wall, but it was the best spot 100%.  What I did to make up for the fact that whoever is at the sink would be staring at a wall is to give them a wall-hung herb garden.  It is currently sporting mint, rosemary, and parsley.  Yum!

Now that I've shown you all the before and afters, and you've hopefully fallen in love with this latest house, it's time to sell her!!!  Between the awesome kitchen and the spacious entertaining space in the bowling alley, I hope someone falls head over heels!  If you know anyone looking for a new home in the metrowest Boston area, Nessie is up for sale with an open house Sunday!!

Nessie the Flip House: Reveal Part 2

Ok, now that you're caught up, let's talk bathrooms!  When we bought this house in July, she only had one dark bathroom.  Now she has one bright full bath and a spacious, utilitarian laundry/powder room.  My own house is jealous.  Back in July, the lone bathroom looked like this:

It was a decent size but felt like a cave.  Not anymore!!!!  I honestly keep forgetting that the window wasn't always in the bathroom.  It feels like it belongs!

A new built-in linen closet replaces the tall cabinet that was once there.  I still have adjustable shelves that need to be installed in the closet, but I hope people will be so busy falling in love with everything else at the open house this weekend that they won't hold it against Nessie.

Downstairs in an unfinished area that once just held the washer, dryer, a utility sink, and lots of plumbing piping.....

...now stands a clean and bright laundry/powder room!

I tried to pack as much functionality into this space: a space for laundry baskets, large shelf with bins for loose change/lost socks/whatever you need them for, a mirror with a shelf, and tile that will hide all sorts of dirt and messes.

I really love how these spaces turned out and I hope you do too!  The key to making a small house feel comfortable and not cramped is by making the best use of the space available and that's exactly what I did.  Added light and function are never going to be a bad thing when selling a house!

Nessie the Flip House: Reveal Part 1

The time has finally come and the house is LISTED!!!!!!!!!!!  Phew!  This was a long and expensive reno, but I'm hoping buyers will see the love and potential this house has!  What started as a dark, dated house has been opened up and brightened up, but I'm going to be a big old meanie and wait until the THIRD part of this post to show you the new living area and kitchen because it's THAT GOOD and I need to build suspense.  Don't hate me too much, it will be well worth the wait!  There's plenty of goodies to show you in the rest of the house though!  Part 1: the exterior, bedrooms, and bowling alley!!!

Before we make it inside, the outside got a minor curb appeal makeover.

Without taking the time to go in front of the zoning board for approval, I wasn't able to add a portico or porch, but paint, trim, and a new window made a huge difference!

For the size of the house and the neighborhood, the yard is a huge asset.  Large driveway, new patio, and a great area to play or entertain- a bonus hidden under there is the brand new septic system!

I'm so glad I decided to paint the siding- it refreshed the whole house!

Heading inside (but skipping over the open concept entry, living area, and kitchen for now), the largest bedroom got fresh paint, refinished wood floors and a giant injection of sunshine in the form of a new window.... or rather a relocated window with the new picture window in the living area.  The room used to feel small and dark.

I promise, this is the same room.  The window makes a HUGE difference!  Ok, so maybe my new wide angle lens helps too.  It's really the window, though.  I swear.

The medium sized bedroom got a little love too.

It got a new spacious closet, a newly installed wood floor, and my favorite craigslisted mid century bedroom set that has found itself in all my staged flips.

The small bedroom with the giant closet just got a refresh and staging as a home office.

I made sure, however that if desired, a twin bed would fit comfortably in this cozy room!

Downstairs, one of the selling features of this house is the LOOONG room affectionately called the bowling alley.

With new vinyl wood-look plank floors, drywall ceiling, and sleek LED lighting, I hope buyers will be able to see how usable this space can be!  Just imagine a comfy sectional in front of the big screen tv on one end with an area for working out or kids playing on the other end.  I'll admit I decided not to spend a lot of energy staging this space and it just got some extra pieces that I had.  The important thing that I wanted to show is 2 usable zones.

This past weekend, Hubby/the best realtor you could ever want invited the family of the estate that we bought the house from back to see the dramatic changes.  Aside from seeming to be pleased with the transformation, they revealed that they called this room the bowling alley too.  It really named itself.
