Millie: Week 32

I hope you enjoy these weekly updates as I learn to navigate through the business of flipping houses.  This flip, Millie is the most challenging and most exciting yet! Yesssssss guys, this house is starting to look like a house again!!!  Forget my lists that are still miles long.  The mess is slowly dissipating and it's beginning to look liveable once again.

The master suite will be the first area on the first floor to be mostly complete.  In addition to more paint, the bedroom and closet got working lights,

the bathroom got it's bed moulding (very small crown),

and the whole master suite got a 3rd coat to finish the hard wood floors.

Even though I still have a few smaller items on my list for these rooms, they will be completed with booties on so as not to muck up the pretty new floor.

My flooring guys will be very busy the next few days in the rest of the first floor as well.  They got started with sanding the dining room and stairs yesterday, today they tackle the living rooms.

I attempted to channel the Energizer Bunny this week and have painted almost every surface, cleaned, organized, schlepped stuff home that I no longer need at the flip, patched remaining holes and ceilings,

and did one more really pretty thing:

Mmmmm I heart those shelves.  The top shelf needs staining still and I only threw some staging stuff up there to get it out of the way (and maybe for a bit of self-indulgence), but aren't those shelf brackets dreamy??  They're not actually vintage but they look like they could be which sometimes is just as good. (Circle shelf brackets from Rejuvenation) And they're sturdy so Ms. Future Buyer won't have to worry about those shelves holding all of her fancy china.. or something.

I'll pretty much be working non-stop until we list, but things are finally coming together with a nice little bow.  Yes, I'll still be working on numerous items after we list, but by the end of next week I'll be starting to take some glamourshots for the listing.  And the happy dancing will ensue.

I'm already exhausted just thinking about the next week, but it'll all be worth it!

Staging Inspiration

My apologies ahead of time- until we list this house on April 13th (and maybe even after), you can be assured that I will most likely be sporadic and very very very one tracked minded.  I have a feeling most of you are here because of my flip stuff anyway, so let's consider this a good thing.  Millie was a bigger project than I ever anticipated and has been sucking all of my time, energy, and brain power for better or worse.  While I still have a few big things going on, the biggest will be staging.  Following my previous trend of spending as little as possible and buying vintage as much as possible, I'm definitely handing myself a challenge here.  The interior design side of me wants to stage this house to the nines, but I need to pull myself back.  ROI.  Spending more won't necessarily bring more back in return.  I need to be STRATEGIC! The area that I've been thinking about the most since it's literally the most open ended is the living room- or rather 2 living rooms- and what the ideal way to stage them would be.

If you do a search for Craftsman Bungalow, you find 2 things:

Wood filled bungalows with complete period furnishings that look straight out of a museum (which are gorgeous in their own right, but not what I'm going for),

or whitewashed spaces that have taken it a bit to the extreme (also very nice, but I could never do that to Millie's wood work),

My goal here is to find the right balance of old and new and put my quirky little twist on it.  I think textiles are going to be key here.  Who doesn't love some good throw pillows??

A bit less formal than Millie's living rooms, but I love the cozy vibe from this open concept space featured on Fixer Upper. (note- textiles enhance coziness)

Even though this room featured on Apartment Therapy sports the painted woodwork, it also sports a nice balance of darker natural materials mixed in.  Can we just swoon over that coffee table for a sec here?

This pinned image seems to lead to an inactive real estate listing, but I love it all the same.

The shell of the space is very traditional and borderline formal, however the softness added with furniture and accessories makes the house feel so welcoming.

I have so many great ideas for Millie's living rooms, but so little time and budget to execute!

After hunting endlessly on craigslist and at estate sales, I gave up on finding a pair of chairs that weren't hopelessly dated and ordered these on clearance from Target.  I'm totally making it my mission to bring back the 'granny florals' and make them cool and fresh again.  The fluffier fabric balances well with the straight lines of the chair.  Trust me when I say these will totally make sense hanging out in the first of Millie's living rooms.

Millie: Week 31

Holy cow- week 31 and I'm still not done with this silly house.  We've even pushed the list date back a week due to circumstances beyond my control. (NO, I am NOT procreating yet!) Hopefully those reasons will turn into something awesome and I can then shout it from the roof tops, but until then I am not at liberty to share.  Just know it has potential to be big and it's worth pushing the listing off a week.

The good thing to me, however is that I'm at the point that I come to in every house that I'm only going to be showing you teasers until the big reveal in a few weeks.  I love hitting this point.  I like being a tease apparently, but I can't be showing you the full rooms anymore- it'll ruin the mystery and the surprise or something.  Gotta build that antici....

This week I did a lot of painting and priming (with help from my fam) and took care of a lot of little details.

Happily, every wall on the first floor has at least one coat of paint and more than half the ceilings are primed. The living rooms and dining room are getting just a nice shade of off white to highlight the trim and make them feel as open and bright as possible.  The new master, since I want it to feel a bit cozier and set it apart from the rest of the first floor, got a custom mixed green that compliments the wood.

Also, for the first time in 6 months, there are not weird holes in the front door.  I don't think I went into much detail, but once upon a time there were several holes in the front door for locks that no longer functioned.  Only the bottom lock with the handle was to remain, so what's a girl to do with gaping holes in my gorgeous oak door?

Months ago, Handy Dad helped me fit new brass plates and I just now got around to using a brass darkener on them so they weren't garishly bright.  Now that they're installed, I may buff out the darkener a little bit more so it seems more naturally worn.

My kitchen tile is finally grouted so I can start hanging stuff like the vent hood and shelves.  I still have to clean the grout up a bit more and caulk the edges, but I was a bit all over the place this week so I have yet to get to that.

I did, however, decide to rip the band-aid off and make a first attempt at drilling through my precious tile to add anchors for my vent hood and shelves.  Anchor #1 was a bust- the dang thing wouldn't go in even with the drill size required.  I think anchor #2 will work, but now there's a hole in my tile.  Yes, the hole will have a shelf bracket on it, but it's still painful.

Meanwhile in the basement, the cabinet doors have been primed and have coat #1 of paint.  I can not wait to get these back up.  These will make the kitchen feel usable again!

In addition to all that, I've started hoarding staging furniture upstairs and in the sun room.  It feels a bit like I'm putting the cart before the horse since I can't put the furniture in most of the house yet, but being that I'm intending to use thrifted and Craigslisted pieces, I need to grab them when they're available.

These coming 2 weeks are going to be HUGE for this house.  The goal is to have an accepted offer by my birthday at the end of April.  Wish me luck!!!
