Shorty the Flip House: Week 13

With 4 weeks left on my project schedule before we're hoping to list, it is officially crunch time!!  The fun thing about crunch time is that every week, there are leaps and bounds of changes to show you all the way up to the day we list for sale!

This week brought appliances and countertops in the kitchen!  Now all we need is backsplash tile, plumbing, electrical, and paint and this room will be set. That all... no big.

 

I had some plaster that I had to clean off the tile before I could finish trimming out the bathroom, but aside from the dreamiest blue ever, the bathroom is also sporting some sexy new sconces.  When I do full room reveals, I'll be sure to post all the sources!

 

At 33 weeks pregnant (how in the world did that happen?!?!) my own energy these days is limited and is being spread between the flip and client work, but Hubby's been a total painting champ.  The rooms upstairs are still working toward painting completion, but are getting close!  My electrician was also working up here this week to replace all the outlets, switches, and get lights installed.

 

 

I'm really hoping to get my plumber in ASAP so that we can get toilets and sinks back and eliminate the need (and the cost!) for the porto-potty.

 

Today, the remaining doors are going in- replacement front door, master closet bifold doors, and first floor powder room door.  Doors are also getting knobs- so exciting ;-).  As for the tasks on my own list- lots more painting, patching and caulking trim in the kitchen, lots of little detail work, and lots of coordination.  I did suck it up and call a painter about painting the first floor of the house.  I'd rather not pay a painter, but we want this house listed and under contact (fingers crossed!!!) before Copper Dot Baby tries to make his arrival in a month and a half.  Sorry I haven't updated you at all on that front!  I've been keeping myself so busy that the past several months have just FLOWN by!  Copper Dot Baby and I are both doing well.  He's getting big and is always moving it seems.  His room that I showed you my plans for back in December hasn't made much progress.  I'll probably be finishing the room after he's here.... as long as I'm not still finishing a flip!

 

Back on the flip front, I think things are currently in a good spot (fingers crossed!!).  Trying to get my plumber in asap, my flooring guy will start on the second floor hardwoods second half of next week, the first floor will be getting painted the following week, and the exterior is getting painted the week after while my flooring guy takes on the first floor floors.  While there is electrical and plumbing still to be done, the majority of the work is aesthetics, finishing touches, and clean-up.  Just gotta hustle to the finish line!!

Shorty the Flip House: Week 12

Whenever I hit week 12 on a flip, I always reflect back on progress a bit.  You see, Clark, the flip house that started it all was completed and listed at 12 weeks.  It was smaller and needed about 1/3 of the renovations of the houses I take on now, but even so.  I'm pleased to say that on week 12 with Shorty, it feels like we're hitting the home stretch with all the major items set and just the cosmetic clean-up to go.  There's so much that can be fixed with paint and refinished floors!!  While floors aren't quite ready yet, the walls upstairs are well underway with paint!  As I mentioned last week, our focus is on painting and getting things set upstairs so that we can get my flooring guy started on refinishing.

 

I am very pleased to say that every room upstairs has been at least touched by paint.  All the ceilings are set, trim is getting painted, walls are mostly rolled and need trimming out, and fresh new doors have been installed.  Everything is looking so much more clean and fresh!

 

 

I chose a soft gray for the 2 small bedrooms, bright blue for the bathroom :), and green for the master.  Old houses just need color.  That's what I'm going with.

 

Hubby is getting quite handy with a roller.

 

Normally with my flips, my rule is "if it's stained, it stays stained, if it's painted, it stays painted" however the master bedroom became my exception.  The stained woodwork was not in great condition at all and was the only space upstairs without painted woodwork.  It would have taken more time and effort to make the damaged wood look even half as nice as the painted trim is looking.  Even the 1 original door that I chose to keep (it was the only one NOT broken!) got 2 coats of primer.  I am, however following my rule downstairs and keeping everything stained stained.

 

Speaking of downstairs, the kitchen got a little bit more love this week with window and door trim getting installed, the farm sink getting fit, and countertops getting templated.

 

I don't know about you, but seeing a few areas starting to look near complete is just getting me antsy for it all to be done!!  Lot's of little details to take care of before then, but SOON.  We're in the home stretch now!

Shorty the Flip House: Week 11

While I don't have too much to show you this week, the progress I do have to show is pretty great.  Are you ready??  With a little help from my phone's panorama feature:

 

Clearly it's still a work in progress, but here, let me help you visualize what I see a bit more.  First, imagine there's no lime green on the walls.  All the walls in here will be getting a soft white to make the cabinets and space really shine!

 

I hope you're as in love with the light green cabinets as I am!  With my basic gray granite countertops (same color I've used several times), I plan to punch up the interest just a touch more with a fun patterned backsplash.  Now I just have to figure out exactly where the backsplash is going!

 

As you can see in my noted pic above, the little powder room is right next to the back door.  It's an odd place for a toilet, but for an antique house of this size to even have a bathroom on the first floor is a total bonus.  This week, they finished the floor in there which continued in from the kitchen and frankly, I just wanted another excuse to swoon over the herringbone tile.

 

Paint prep has started upstairs and visible strides should be made up there this coming week.  My goal is to get everything finished upstairs ASAP so that I can get my hard wood flooring guy started on those floors while we work on painting the first floor.  We're hoping to list in just over a months and there's SOOO much still to do!!!!  Eeeekkk!
