Nessie the Flip House: Week 19

Her transformation started last weekend when Handy Dad and I took on the project of tiling the floor of the basement hallway and laundry/powder room.  When in the throngs of tiling, it's a tiring task, but it's pretty instant gratification when you step back and see a whole new floor.  Finally the character is starting to get inserted into this former ugly duckling house.  I'm pretty head over heels for this tile!  (Tile source: Wayfair)

Pretty soon we'll have lights AND plumbing in here.  Maybe even some grout!  Before we move onto the next area, though, let's just quickly visit the laundry room from 19 weeks ago.

Meanwhile outside, the yard got some overdue fall cleanup and the house has working gutters for the first time in probably decades.

I've also nearly completed my minor "curb appealing" with new house numbers.  All that's left is a bit of styling with a new door mat and potentially a modern door wreath if I find the right one.

Back inside, the kitchen is about 80% installed and while it may not look it in the pictures yet- is looking pretty awesome.  I have not for one second questioned my decision of installing blue cabinets... well "aqua" technically.  I LOVE this color with the floors (which are only the final color in the kitchen so far) and I can't wait to see it with the countertops and a sexy backsplash!  Still left to get installed is the seating bench on the rear of the peninsula.  Everyone seems confused by this element, but wait until it's all together and it will make total sense- utilizing every ounce of space to it's best advantage!

A happy accident narrowly avoided what would have been a pretty annoying oversight on my part- I had my contractors install the upper cabinets a bit high to allow for some trim below.  That trim below (which has yet to be installed) raised the cabinets JUST enough to make room for the fridge which is a bit taller than the typical.  Thankfully, it couldn't fit better!

In the less exciting rooms of the house, doors and lights were installed.  It's such a fun point in each flip to see it start looking like a habitable space again!

Even the bowling alley got some sexy lighting.

While originally we were hoping to list before Christmas, unless we want to drop everything else and spend all waking hours here.... which I would have done in the past before design clients and a squishy, smily, 8 month old.... listing in the new year is a more realistic timeline.  It's all coming together though!

Nessie the Flip House: Week 18

Exciting things are still happening at Nessie and it's making me one happy flipper.  This week, much more interior painting happened.  All that's left is lots of touchups and maybe one more coat in a bedroom.

Exterior lights went up, so now I just need to get the house numbers up and she's just about ready for her exterior pics.  The second gutters are up (hopefully next week) I plan on taking pics just in case Mother Nature decides to snow before we list in just a few weeks.  A few weeks!  eek!  I'm crossing my fingers that everything can happen in time otherwise we're pushed until after Christmas.

 

 

The basement "bowling alley" got a new floor mostly.  Thanks to a few boxes being damaged when we opened them, we're awaiting replacement boxes to finish the job.  Because it's a basement, I chose to do vinyl planks.  Wood cannot go directly on concrete, but I still wanted the warmth.  I'm debating on the best way to stage this area already.  I'm definitely putting a couch and seating area by the nooks where a tv can go, but that still leaves half the room.  I've been thinking to potentially stage some workout gear- an elliptical, yoga mat, etc.  Either that or a kid zone.  I'd love you to weigh in!

 

 

Back upstairs, the kitchen floor is stained with 2 coats of poly.... there was a bit of a hiccup on my flooring guy's end, so the wood floors are taking a little bit longer than anticipated though.  Luckily he was still able to get the kitchen set so we can install cabinets today!!!!

 

 

I'm so excited to see this kitchen go in!!!  I hope they aren't cursing me too much yet- I always have some weird custom element that is atypical...  this time its a weird crown molding and a bench on the peninsula.  I know they'll make it work- they always do!

 

 

Kitchen install is always a total turning point for flips.  That means that we can get countertops templated, appliances delivered, and all the rest of the pieces can start falling into place. I'm so excited!!  Interior Doors also got delivered today and the bathroom linen closet is getting the cutest little door there ever was.

 

 

Over the weekend, Handy Dad and I are planning to be installing the laundry/powder room tile that I gave you a glimpse of on instagram.  I'm hoping that the wonky concrete floor won't be too challenging for the install.  Cross your fingers for us!  Either way, I'm hoping that between today and this weekend, Nessie will be an even prettier lady.  I'm so antsy to see this house come to fruition!

Nessie the Flip House: Week 17

Happy Thanksgiving!! That totally snuck up on me this year!  Luckily, even with the holiday this week, there was progress at the flip!!  and it's good progress too.  The exterior of the house is all done being painted and I'm so glad I made the decision to spend the money on it.  The new door color totally takes this house to a more contemporary place.

 

 

The blue in the grass is some seed that I spread yesterday hoping that since it's not too frigid out, there still might be an opportunity for some more grass to grow.  Probably wishful thinking, but worth a try!  Now that the paint is set, she's ready for new gutters, house numbers, and a new light!

 

Inside, almost all the walls got painted.  There's still a few more coats to go and trimming to do once we have baseboards and doors in, but now we can install things like the kitchen cabinets without worrying about painting around later.  This is white #2.  The first white, Simply White, just looked too yellow in this space.  I ended up having Simply Gray mixed at 50% so the walls just have a small hint of a warm gray.  I always tell my design clients to test colors to see how they work in the light of their space, and I didn't listen to my own advice.  Luckily, I was able to buy some more paint and have them paint the second coat with the new white.

 

 

The progress this week that made me most giddy was the bathroom tile.  Please excuse the yellow-toned walls, that's white #1 that you're seeing as this room hasn't gotten a coat of the chosen color yet.

 

 

I decided to run my typical subway tile vertically instead of horizontally and I'm so happy with the result.  I think it looks awesome!  It's going to get a light gray grout to finish it out.

 

 

On the floor, a large scale tile will be getting a matching grout that will disappear into the tile.  I really can't wait for the vanity and lighting to make it's way in here!  Actually, I can't wait for lights in general.... there's only one working light in the house currently and thats in the utility area of the basement.

 

 

More exciting progress is scheduled for this coming week.  Wood floor refinishing, doors, maybe kitchen installation, and Handy Dad and I will be tackling tile in the new laundry/powder room.  I'll finally be getting my hands dirty at this house!  I'll be posting more and more to my instagram stories as we start coming down the home stretch of this house.  We're planning to list in just under a month!!  Follow along with me @copper_dot.
