Shorty the Flip House: Week 11

While I don't have too much to show you this week, the progress I do have to show is pretty great.  Are you ready??  With a little help from my phone's panorama feature:

 

Clearly it's still a work in progress, but here, let me help you visualize what I see a bit more.  First, imagine there's no lime green on the walls.  All the walls in here will be getting a soft white to make the cabinets and space really shine!

 

I hope you're as in love with the light green cabinets as I am!  With my basic gray granite countertops (same color I've used several times), I plan to punch up the interest just a touch more with a fun patterned backsplash.  Now I just have to figure out exactly where the backsplash is going!

 

As you can see in my noted pic above, the little powder room is right next to the back door.  It's an odd place for a toilet, but for an antique house of this size to even have a bathroom on the first floor is a total bonus.  This week, they finished the floor in there which continued in from the kitchen and frankly, I just wanted another excuse to swoon over the herringbone tile.

 

Paint prep has started upstairs and visible strides should be made up there this coming week.  My goal is to get everything finished upstairs ASAP so that I can get my hard wood flooring guy started on those floors while we work on painting the first floor.  We're hoping to list in just over a months and there's SOOO much still to do!!!!  Eeeekkk!

Shorty the Flip House: Week 10

I was hoping to have some cabinets to show off to you today, but Mother Nature had other plans- a foot of snow yesterday.  Oh well, they should be getting started on them today, so yay!  Even without the cabinets, very important progress happened this week: the conclusion of plaster repair.  That means that we can finally start prepping for paint and breaking out the brushes!

The plasterer screwed in and taped up all the minor cracks and then plastered over everything for a nice clean surface.  We have some minor sanding and caulking before we can pour the paint, but WOW does this make a difference!

 

 

 

After the plasterer cleared out, the tub guy came in and gave the bathtub a new lease on life.  The "before" tub wasn't in terrible shape- there was a little rust around the overflow drain, but there was a major chip on the porcelain on the outside that you can see.  After, it is bright, shiny white with no sign of rust or chips at all.  Now I just need to start putting this bathroom back together!

 

Meanwhile in the kitchen, the tile got finished and grout went down.  The adjoining powder room still has a few tiles to go, but grout in the kitchen means cabinets are imminent!  I cannot wait to get rid of the remaining lime green in the kitchen either!

 

With more snow predicted for the next 3 days, it's looking like New England is trying to play catch-up for the mild winter that we've had so far.  I'm just crossing my fingers that it doesn't get as bad as 2 winters ago.  Hopefully snow won't be postponing any more progress!  I'm so itching to see the cabinets go in! (can you tell?)

Shorty the Flip House: Week 9

While not in leaps and bounds, important progress happened this week.  If you follow me on social media, you already got a glimpse at my absolute favorite change this week:

 

 

Herringbone tile in the kitchen and powder room is going to be quite the feature!  I kept the tile neutral so I don't scare away buyers, but added interest with the pattern which seems fitting of an almost 100 year old house.  I have a habit of falling in love with floors and this one is no different.  It makes me swoon!  While the kitchen is nearly all tiled now, I didn't get to snap another picture before it got covered up for plastering.  So that's the other thing that happened this week- electrical got signed off on the permit so we can finally get all the walls closed up, repaired, and all the loose plaster patched (happy dance!).

 

 

 

 

The plasterer will hopefully be finishing up on Monday, the kitchen tile on Tuesday, and I'm really crossing my fingers that the kitchen can start going in next week too.  Either way, the long, arduous task of painting can finally begin!  I really wish we had left money in the budget to hire painters for the interior, but I'd rather put in a bit of sweat equity and put that money toward making the kitchen a WOW or installing AC.  Before you ask, yes, I do plan on doing quite a bit of painting, even in my 3rd trimester with Copper Dot Baby.  But I plan on being very safe and doing it all with a vapor respirator mask (not just your dinky little dust mask), and farming out the less desirable/comfortable tasks such as ceiling painting to Hubby.  I may need to enlist Handy Dad's help to assist me with backsplash tiling when the time comes, but I plan on doing whatever finishing tasks that I safely can.

 

Before I leave you for the weekend, I opened up one of the cabinet boxes just to tease myself with the gorgeous colored cabinets.  Green cabinets- that may look even greener in person- are certainly not the safe "flipper" decision here, but you gotta take some risks if you want to knock socks off with a kitchen.  Trust me, it will be gorgeous!!

 

 

Here's hoping next week's progress will all fall into line as I'm envisioning.  Even if the cabinets got pushed back another week, we're on the right track to have the house listed in less than 2 months!
