Nessie the Flip House: Week 14

It's taken 14 weeks, but this house has finally turned a corner!  We have insulation, we have repaired exterior trim pieces, we have a new wood floor in the kitchen and the previously wood-less bedroom, we have a new window, and we have sign-off from the town on all the rough inspections, so we ALSO have the beginning of drywall!!  This is the week I've been waiting for and things are finally starting to look like something!  I haven't been on top of the schedule as much as I normally am, but somehow yesterday ended up being a day when all of my contractors were buzzing around.  Handy Dad commented "it looks like someone kicked an anthill."  I'll take it!  It means that I'll be able to see this house get sold at some point!!

And if you just look at the pic above, it looks like it's almost done, but it still has a long (pun intended) way to go.

 

 

The front of the house is getting a bit of love finally too.  A new picture window went in the living room side, and the window that was removed (which matches the other windows in the house) will be getting installed on the right side of the house in the master bedroom.  In addition to the window, the rotten wood gutters were removed and facia boards were repaired.

 

Hopefully all the exterior work will be done early next week and we can get to painting!!!!  This house needs some exterior love and if I can't give it a porch or portico, the least I can do is paint.  I think I've settled on some colors too: Ben Moore Cloudy sky for the body of the house and going bold but not too bold with a Dorset Gold door.

 

I still have so much planned for this house that I can't wait for you to see!!  I have a few personal projects up my sleeve, but I've been waiting for this house to be... well a house again... before I can get my own hands dirty.

My apologies for this day late post.  I was fighting off baby germs and the fact that yesterday was Friday completely escaped me.  This is the last week that my post will be picture-light because starting next week we get floors, drywall, a window..... such exciting things!!!  Back to this week, though.  I swear it was a pretty busy week- plumbing, wiring, framing, preliminary insulation... but the major accomplishment was:

 

That's permit sign-off on rough plumbing, electrical, and framing by the town inspectors!  The only last signature we need before we can close the walls up is insulation and that should be coming Tuesday.  It's been a long road to this point.  Or at least longer than I had originally anticipated.

 

Once drywall goes up, I'll most likely put up my signature to-do check lists in each room, but my electrician has is own lists in a few places.

 

 

Wood floor for the kitchen, hallway, and back bedroom got delivered.  I can't wait to see it installed!!!

 

 

And with a wet week, we're actually getting some grass!  I won't lie, I do find it pretty cool that in the right conditions it can go from seed to 2 inches of grass in less than 24 hours.

 

 

I'm excited to see the transformation in the coming week!  This house has been gutted for way too long!

More plumbing and electrical and framing happened this week.  Have a great weekend!

Just kidding!  Yes, more plumbing and electrical and framing happened this week, but so did landscaping.  I won't bore you with interior pics this week... "look, more electrical wire than last week!"  Rough inspections should be happening any day now (plumbing, electrical, and insulation so the inspector can approve what we've done before drywall blocks it all).  Once those happen, I can get drywall, floors, paint, tile, etc.  I'm really hoping that the interior stuff flies.  I'd like to actually sell this house some time. 

 

This week, the outside finally got cleaned up.  Beautiful hydrangea bushes now flank the front door and the dead arbor vitae is gone at last.

 

The dead areas of grass got new dirt and grass seed and the planting beds got fresh edges, new mulch and some pops of color with mums.

 

 

We also finally got a post mailbox installed and maybe they'll finally deliver mail!

 

 

No drastic landscape changes, however just cleaning it all up made a huge difference.  Now I'm just waiting for a few things to get repaired on the exterior to schedule painters!  If I can't improve the curb appeal with a porch or portico, the least I can do is paint.  I think I can work it into my budget....  Also on the exterior list is new gutters, house numbers, trim on a few windows, still waiting on a new window on the front, and of course new lights.  At least something is starting to look more polished!
