Nessie the Flip House: Week 12

More plumbing and electrical and framing happened this week.  Have a great weekend!

Just kidding!  Yes, more plumbing and electrical and framing happened this week, but so did landscaping.  I won't bore you with interior pics this week... "look, more electrical wire than last week!"  Rough inspections should be happening any day now (plumbing, electrical, and insulation so the inspector can approve what we've done before drywall blocks it all).  Once those happen, I can get drywall, floors, paint, tile, etc.  I'm really hoping that the interior stuff flies.  I'd like to actually sell this house some time. 

 

This week, the outside finally got cleaned up.  Beautiful hydrangea bushes now flank the front door and the dead arbor vitae is gone at last.

 

The dead areas of grass got new dirt and grass seed and the planting beds got fresh edges, new mulch and some pops of color with mums.

 

 

We also finally got a post mailbox installed and maybe they'll finally deliver mail!

 

 

No drastic landscape changes, however just cleaning it all up made a huge difference.  Now I'm just waiting for a few things to get repaired on the exterior to schedule painters!  If I can't improve the curb appeal with a porch or portico, the least I can do is paint.  I think I can work it into my budget....  Also on the exterior list is new gutters, house numbers, trim on a few windows, still waiting on a new window on the front, and of course new lights.  At least something is starting to look more polished!

Nessie the Flip House: Week 11

I'm finally seeing a light at the end of the tunnel!  While it may not look drastically different today than it did last week, it is leaps closer to drywall.  Plumbing and electrical are just steps away from their rough inspections.

 

 

 

 

The drywaller is available the last week of the month, so I'm setting that deadline and making sure that everyone else does their homework before then.  Once the drywaller is set, we can get to flooring and even painting, and THEN this house will look like something once again!

 

 

 

 

Framing is almost set.

 

 

The most visible change this week was actually outside, though.  We have a new patio and retaining wall!

 

 

Additionally, the brick on the front retaining wall was also repaired.  Now that the masonry is done, landscaping can start on Monday!

 

 

Even though I still have a lot of decisions to make for the house, I already have my sights set on staging.  I know I'll need to buy a few new pieces, but I'm thinking about repurposing a few of my existing staging pieces to really shine in this house.  I also have a few DIY ideas that could really be standout.  Now I just need to find time to do all the projects I want to!  Let me tell you- with a 6 month old, a full schedule of design clients, and project managing/designing this flip I'm pooped!  It's all good things, I just wish there were a few more hours each day! (I'm sure every working mom everywhere has thought this same thing)

Nessie the Flip House: Week 10

First of all, did you happen to catch my rare Wednesday post?  I'm hoping to get back into posting twice a week, so you should be seeing those a lot more often!

So.... Nessie!  Yeah... I'm calling this house a tortoise because I'm really hoping that slow and steady will win the race.  The plus side is that we aren't rushing to list by a certain date to hit the hot spring market or anything like that, but as with any flip, the longer we hold onto it, the more we spend in holding costs.  Nessie chug chuggeded steadily along this week.  I think she can, I think she can, I think she can.

My electrician kept at his task of rewiring.  My plumber was supposed to be working on rough plumbing, but ended up hurting his back and was out of commission for the week.  At least the hardscaping (new patio and walkway repair) FINALLY started:

 

 

 

My contractor's guys were also on the job this week.  The dark cave of a bathroom now has a bit of natural light, subsequently making it feel more spacious and welcoming (even with no walls...).

 

 

The kitchen got 2 new bright and open windows:

 

 

And she got an AC unit that I'm jealous of.  Not that it's anything fancy, just it's existence since we don't have central air yet at our house.

 

 

Next week, the patio, walkway, and retaining wall repairs should be all set and I'm crossing my fingers that the landscaping could potentially get started.  The plumber should be back on his feet and working on getting some plumbing back in this house.  I hear that houses with running water and toilets sell much faster.  I'll be picking up flooring for the bowling alley and hopefully making decisions on floor tile for both bathrooms.  I've been making a list of projects for myself, but I can't dig in on any until we have walls.  Ah walls.  Won't that be glamorous?
