Nessie the Flip House: Week 21

GUESS WHAT!!!  TOILETS!!

 

 

They aren't 100% functional yet, but will be by the end of the day today!  The powder room toilet is a new style for me because it needs to pump up to the septic system.  BUT this little toilet means that this house has officially gone from a 3 bed/1 bath to a 3 bed/1.5 bath- a big deal for value!

 

Again it was a challenge getting clear pics yesterday to show you this week's progress because it was a busy house: the plumber had his stuff everywhere, and I couldn't walk on half the floor due to a fresh coat of polyurethane.  Next week, I'll be able to show clear pictures without stuff everywhere as the house starts it's clean-up (!!!!!).  In addition to plumbing, lots of electrical happened, as did more baseboards, kitchen toekicks, and my kitchen bench finally went in!!!

 

 

I know it doesn't look it yet, but this bench will be the dining room.  I'll be putting a table right up to it.  With no true dining area in this house, I'm creating one with this bench.  The staging will make it all clear!!  Soon, I promise!

 

Further in the kitchen, again, yay plumbing and dishwasher!  And To Do lists!  Each room is now sporting my signature To Do lists and I hope that most will get checked off within the next week.

 

 

I know my tile choice isn't going to resinate with all of you (especially since only 87% of you loved it on instagram stories), but I think it's exactly the statement this house needs!  Bold? you bet.  I've mentioned before that I don't like to play it too safe on these flips.  I'm literally banking on someone falling hard for this house and generic finishes just don't inspire that kind of passion.

 

 

The only area that's currently clean, unfortunately, is the living room, entry, and front bedroom so they could get fresh floor finishing.  Under the necessary construction clutter, this little house is really starting to shine and I can't wait to show you!

 

 

I'm excited to start the clean-up, finishing, and final decent of this house back to being live-able!

Nessie the Flip House: Week 20

This week was the first week that actually made me feel confident that the end is near for this project!  Lots of little details started to get ironed out (and a few big ones too!)

 

Big one?  Countertops!  Always such a milestone. Even though my contractor still has to install the bench that is going on the back of the peninsula (trust me, it will totally WORK), this kitchen is looking more finished by the day!

 

 

Now I can install the backsplash and appliances and plumbing!!

 

 

I had a tile left over from a design client that I thought could work well here, but now that the counter is in, I'm thinking it may not be the best choice.  I did some running around grabbing tile samples to give myself a few more options. The one laying on the counter is the original planned tile, but I'm leaning toward the tile on the right as of this moment.  I do have one other sample to contemplate that I didn't have with me at the time so we'll see what I end up going with!

 

 

Speaking of tile, Handy Dad and I finished a few last tiles in the laundry/powder room and got it grouted.  I love this tile so much!!

 

 

The floors in the bowling alley got finished, doors went in in the basement, and baseboards are just about set!  My contractors were actively working in the basement area when I was taking pictures, so I was trying to stay out of their way, and couldn't get the best pics to show you.  At long last, however, the laundry/powder room has a pocket door and the storage/utility space is closed off from the finished space.

 

 

This is the reality some days: contractors everywhere, tools everywhere and stuff everywhere.  On Wednesday, I had a contractor putting trim in the kitchen, 2 drywallers patching and filling holes, 2 flooring guys sanding wood floors, and Handy Dad and I grouting and doing miscellaneous other detail work.  In a small house, that's a lot of people!  I usually try and spare them from my pictures, but yesterday Heiko posed/jumped in.  Hi Heiko!

 

 

Moving back upstairs, the bathroom vanity got installed.  I was nervous about how tight the plumbing would be, but it looks like it will work out!  I'll know for certain when the plumber comes next week, but I'm not sweating about it anymore.  Now I need to get the gigantic round mirror I intend to install!

 

So much done yet so much left to do!  Next week may be a bit of a slower week as wood floors get finished and plumbing hopefully gets installed.  Just a few more weeks to go!

Nessie the Flip House: Week 19

Her transformation started last weekend when Handy Dad and I took on the project of tiling the floor of the basement hallway and laundry/powder room.  When in the throngs of tiling, it's a tiring task, but it's pretty instant gratification when you step back and see a whole new floor.  Finally the character is starting to get inserted into this former ugly duckling house.  I'm pretty head over heels for this tile!  (Tile source: Wayfair)

Pretty soon we'll have lights AND plumbing in here.  Maybe even some grout!  Before we move onto the next area, though, let's just quickly visit the laundry room from 19 weeks ago.

Meanwhile outside, the yard got some overdue fall cleanup and the house has working gutters for the first time in probably decades.

I've also nearly completed my minor "curb appealing" with new house numbers.  All that's left is a bit of styling with a new door mat and potentially a modern door wreath if I find the right one.

Back inside, the kitchen is about 80% installed and while it may not look it in the pictures yet- is looking pretty awesome.  I have not for one second questioned my decision of installing blue cabinets... well "aqua" technically.  I LOVE this color with the floors (which are only the final color in the kitchen so far) and I can't wait to see it with the countertops and a sexy backsplash!  Still left to get installed is the seating bench on the rear of the peninsula.  Everyone seems confused by this element, but wait until it's all together and it will make total sense- utilizing every ounce of space to it's best advantage!

A happy accident narrowly avoided what would have been a pretty annoying oversight on my part- I had my contractors install the upper cabinets a bit high to allow for some trim below.  That trim below (which has yet to be installed) raised the cabinets JUST enough to make room for the fridge which is a bit taller than the typical.  Thankfully, it couldn't fit better!

In the less exciting rooms of the house, doors and lights were installed.  It's such a fun point in each flip to see it start looking like a habitable space again!

Even the bowling alley got some sexy lighting.

While originally we were hoping to list before Christmas, unless we want to drop everything else and spend all waking hours here.... which I would have done in the past before design clients and a squishy, smily, 8 month old.... listing in the new year is a more realistic timeline.  It's all coming together though!
