Flipping

Shorty the Flip House: Week 7

I hope you enjoy these weekly updates as I navigate through the business of flipping houses one house at a time!!  Come back every Friday to see how this house, aka Shorty, progresses from week to week.  To catch up on the progress on Shorty, check out his previous posts here.  If you’re new here, (Hello!!!) you can find more about my 5 previous flip houses here.  Thanks for coming along for the ride!!

This week was filled with build-up and anticipation for next week.  Next week, the first floor drywall is ALL getting patched (meaning paint soon!!!), hopefully the kitchen floor will go down, and cabinets are scheduled to be delivered!  This will be the changing point for the entire house to go from demo zone to finish work.  Well, now that you know that next week will be a big week, this week was a little quiet.

Actually, the entire house is a bit quieter now that a new furnace is installed!  As I mentioned last week, we were having furnace issues and it turns out the only way to really fix it was to replace.  The old furnace was 120k BTUs and the house needed a MAX of 80k BTUs.  Basically the old furnace was jerry-rigged to be installed in the house, but because it would fire up at full capacity and the ducts weren't sized appropriately for such a furnace, it repeatedly had issues.  Heat is kind of a necessity for flipping & repairs- not only do I not want to freeze out my contractors, but things like grout and paint, for example, cannot cure properly below a certain temp.

The new furnace is high efficient and whisper quiet- especially compared to the last.  Additionally, a new furnace allowed us to install central air/AC at a price we couldn't say no to!  The furnace fix has officially busted our projected project budget, but we're optimistic that this will be a selling feature and help us to garner a top price in a hot market this spring!  (she says as she crosses her fingers)

Aside from the furnace, Hubby and I did a bit of running around and picking things up.  We took a trip to IKEA and our marriage survived!!  We picked up the powder room vanity and mirror, and the kitchen farm sink, and then headed to the tile store to pick  up ALL the floor tile for the kitchen and powder room.

So happy I was able to find a 6x24 tile at a reasonable price!  My kitchen herringbone dreams will soon be a reality.

I'm so ready to get covered in paint!  With this flip, there hasn't been much for me to work on just yet.  Once the drywall is all repaired, though, we can get to picking colors, painting, repairing trim, installing light fixtures, and generally all the little finish work that makes everything feel clean and new.  A lot is going to fall into place in the next 2 months until we list!

Have an awesome weekend!

Shorty the Flip House: Week 6

I hope you enjoy these weekly updates as I navigate through the business of flipping houses one house at a time!!  Come back every Friday to see how this house, aka Shorty, progresses from week to week.  To catch up on the progress on Shorty, check out his previous posts here.  If you’re new here, (Hello!!!) you can find more about my 5 previous flip houses here.  Thanks for coming along for the ride!!

Progress happened in the same areas as last week, but things are looking more polished!  I'm itching to get drywall patched so that we can start the marathon of painting the whole house!!

The new wider opening between the kitchen and living room got framed out and makes both spaces feel larger.  I'm not always a fan of full-on open concept spaces, especially in old houses where it just was never meant to be, so widening the connection between 2 rooms achieves the same effect but still fits with the era of home.  When finished, this opening will be trimmed with original & original to match oak trim and look like it was always meant to be.

The kitchen and powder room both got some drywall clean-up and new backer-board floors.  They're just waiting for their herringbone tile now!

Upstairs, but bathroom is all tiled and grouted - with the exception of right around the window which will be finished once the trim is in.

I'm minorly obsessed with this floor.  I want to put it EVERYWHERE!

Now I just need to figure out  a color!  I need to get more than a few color sample pots to find the right moody blue for above the tile.  I don't want a color to look black, but I want it very deep, so I'll need to look at paint samples on multiple walls at multiple times of the day to narrow it down.

The highs and lows of flipping presented themselves this week.  High: cabinets will be here in 2 weeks!  A full month earlier than I anticipated!!  Low: discovering that we probably need a new furnace and hot water heater *sad trombone*.  We're getting another opinion today, but that's flipping for you!  Just when you think you've uncovered all the potential major issues, the house disagrees.  Luckily, I've seen a lot with flipping at this point, so big things like this don't phase me as much as they used to.  This house will still be AWESOME when I'm done with it!

Bathroom sources so far (since everyone keeps asking about the swoonworthy floor tile):

Shorty the Flip House: Week 5

I hope you enjoy these weekly updates as I navigate through the business of flipping houses one house at a time!!  Come back every Friday to see how this house, aka Shorty, progresses from week to week.  To catch up on the progress on Shorty, check out his previous posts here.  If you’re new here, (Hello!!!) you can find more about my 5 previous flip houses here.  Thanks for coming along for the ride!!

5 weeks went by rather fast!  This week saw lots of activity- a little bit more destruction, a little bit of rebuilding, a little bit of modifying, and finalizing some plans!  If you follow me on instragram, you saw a sneak peek of the most visible change this week:  the opening between the living and dining rooms is getting expanded!  It needs a bit of re-supporting before we can close things up, but it makes both rooms feel so much larger.  It's the closest to an "open concept" that I'm willing to deliver in an antique home.

As you can see in the kitchen, the drain, venting, and water lines got moved for the new sink location centered under the side window.

I almost missed this update since it's not very obvious until you turn lights on, but the old halogen recessed lights are swiftly getting replaced with cleaner, more efficient, LED recessed lights.  Flip tip: proper lighting, especially in rooms that don't get a lot of natural light, will help rooms feel larger!  I want this kitchen to feel as big as possible!

In the powder room, the old laundry hook-up got capped off so we can fit a functioning vanity (since it can only function as EITHER a laundry room or powder room- there's not enough room for both!)

Upstairs in the full bath, much to my pleasure, the room is on it's way to being back together and better than ever.  The wall tile is humming along and I have a feeling very shortly there will be a floor there too.  So exciting!

My bold decision in the bathroom this week has to do with the height of the wall tile- can you see the red line in the left pic below?  55" high.  The decision came from trying to make sense of the shower tile with the angled roof-line and I'm kind of excited that it's working out that way.  I think it will be super dramatic and unexpected.  Now I just need to figure out the PERFECT mirror and sconces.

The exciting part of my week was finalizing and ordering cabinets, appliances, and kitchen floor tile.  I changed my tune just a touch on the cabinets and ended up ordering through Home Depot.  Still going bold with green/gray cabinets (who am I kidding...green) and a medium wood island, but I was able to save a few dollars with Home Depot's current kitchen sale (there's ALWAYS a kitchen sale, I swear!).  Just a few, but with flips, every cent counts!  I also was finally able to locate a cost-efficient gray plank 6x24 tile to use to herringbone the kitchen floor.  Even though the cabinets will be green, I want the rest of the space to be interesting but not overwhelming.  I'm planning to accomplish this with neutral colors, but interesting shapes and textures.

On a non-flip-related topic, I'm happy to announce that starting today I'll be co-hosting a new instagram hashtag #MyBoldHues!  Tag your instagram posts that show off your love for color with #MyBoldHues, whether it be spaces, projects or moments that are full of color!  The last Wednesday of each month, myself and the other co-hosts will be sharing our favorite instagrams on our blogs.  I'm excited to see how everyone lives their own colorful lives!!  Please go say HI and insta-follow the other bold ladies that will be the regular co-hosts: PMQ for Two, Style Mutt Home, Semigloss Design, Domicile 37, Jest Cafe Blog, & Blue i Style.
